LEASE PREPARATION FEES
All of our Annual Leases are prepared by Real Estate Attorneys and their fee just went up $45.00 each, we make nothing from this fee. This is their first increase in many years and they do a great job with their lease preparation and evictions, should need be. They also offer valuable free Real Estate legal advice and prepare proper noticing should it be required.
REGISTERING YOUR SHORT TERM RENTAL PROPERTY
Notice to all owners of rental properties that are being offered as seasonal or short term (six months and one day or less) rentals: you are required by Florida Law to register your property with The Department of Revenue and remit the 9% transient tax collected from the tenant to The Department of Revenue in a timely manner. My understanding is that you may register your property online for free at Once at their Home Page, click on "more e-services" in column two, that will take you to General Tax Administration Page, click on "Enroll to File/Pay Electronically" and register or update your property. Please call The Florida Department of Revenue if you have any more questions. The 11% transient tax will be collected and sent with the rent proceeds. It is your responsibility to register and remit the tax in a timely manner. It’s the law!

A Landlord's Policy should be secured by the Landlord prior to placing any tenant in your premises. In the State of Florida in West Pasco and Hernando Counties most insurance companies are taking thirty days or more to enact coverage and will not issue insurance if a Tropical Storm or Hurricane in approaching.
Please check with your insurance professional, the Florida Insurance Commissioner or an Insurance Attorney for you best advice.
It is your responsibility to make sure you have the right insurance and high enough coverage for your property to cover you appropriately and protect you and your assets.
Please make sure if Flood Insurance, Windstorm insurance, Liability insurance is needed. Replacement coverage and Contents if applicable and any other type of coverage necessary are all in place and you and your property are covered for your protection.
If you fail to have the correct and/or adequate insurance, Gulf Coast Rentals & Property Management and/or Wayne and/or Pamela Jackson will not be held responsible in any way.
