                                                                     LEASE PREPARATION FEES

All of our Long Term or Annual Leases are prepared by Real Estate Attorneys. The lease preparation fee is $45.00 and is a Landlord expense. We do not receive any part of this fee. The lease addresses nearly every problem that has arisen in the past and evictions, should they need to be done, are much more successful with this lease. They also offer valuable free Real Estate legal advice and prepare proper noticing should it be required. 

 

IMPORTANT NOTICE TO ALL PROPERTY OWNERS WHO INTEND TO LIST THEIR PROPERTY FOR LEASE!

PLEASE DO NOT LEAVE HEIRLOOMS, PERSONAL PROPERTY OR SPECIAL ITEMS OF VALUE IN YOUR RENTAL PROPERTY. ALTHOUGH WE SCREEN ALL PROSPECTS THOROUGHLY, THAT HAPPENS ONLY AFTER THEY HAVE BEEN SHOWN THE PROPERTY AND HAVE MADE APPLICATION. WE CAN'T CONTROL PROSPECTS, GUESTS OR INVITEES THE PROSPECTS OR TENANTS MAY BRING INTO THE PREMISES OR ANYONE’S BEHAVIOR. THE SAME HOLDS TRUE WHETHER YOU ARE RENTING OR SELLING YOUR PROPERTY. ALL THINGS YOU VALUE SHOULD BE REMOVED FROM THE PREMISES PRIOR TO LISTING YOUR PROPERTY FOR SALE OR LEASE. GULF COAST RENTALS & PROPERTY MANAGEMENT AND/OR WAYNE AND/OR PAMELA JACKSON WILL NOT BE HELD RESPONSIBLE FOR THESE ITEMS. LANDLORD OR HOMEOWNERS INSURANCE COVERAGE SHOULD BE IN EFFECT AND AN INVENTORY SHOULD BE DONE BY THE SELLER OR PERSPECTIVE LANDLORD PRIOR TO LISTING YOUR PROPERTY.

 

A Landlord's Policy should be secured by the Landlord prior to placing any tenant in your premises.

It is your responsibility to make sure you have the right insurance and high enough coverage for your property to cover you appropriately and protect you and your assets.
