2.) We ONLY charge a management fee when a tenant is in occupancy.

We do all noticing, drive by inspections, arranging for agreed upon repairs, collect rent and tax if applicable and remit all and late fees to you as provided for in the lease and our management agreement. We don't allow or accept overages, or kick backs of any kind. We have no hidden fees or charges of any kind.

5.) We run credit reports, income verifications, background and criminal background for 48 states (Includes Sexual Offender/Predator/Terrorist) checks on prospective tenants at no cost to you.

14.) Short term Seasonal FAR/BAR Lease is provided for free; Long term or Annual leases are prepared by Real Estate Attorneys for $45.00.

When we do have problems that require the involvement of an Attorney, such as an eviction proceeding, it will cost you HUNDREDS less to accomplish your best outcome because the Attorneys that prepared the lease are the same ones who will represent you in enforcing it. Notices of Non- Compliance are prepared at no additional cost to the Landlord also!
17.) We charge 1 month's rent and a 10% monthly management fee for long term leases - NO management fee for the 1st month! We do not charge you if your property is not occupied period!
18.) Our management fees for Seasonal Rentals are 15% per month of the rent - when occupied. We do not charge a management fee if the property is vacant!
19.) We do not believe in trapping you in a long term contract. You may terminate our management agreement anytime with a thirty day written notice, without any Penalty or Fee.
